Work is only minutes away, one of the nation's premier attractions is even closer and the great big blue is within easy reach. It's not a dream, but reality with the soon-to-open Edgewater community.

The new community is uniquely positioned on NASA Road 1, the main thoroughfare leading to the Johnson Space Center and Space Center Houston, with the community entrance not far from the NASA Parkway Bypass, a 2.7- mile connector between Interstate 45 and NASA Road 1 that sidesteps the heavy congestion found at the Interstate 45 and NASA Road 1 intersection.

"I would say the bypass is the most significant project in this region since NASA came to the Bay Area," said Bob Douglas, general manager of Edgewater. "The bypass has definitely stimulated retail and commercial growth in Webster and is a major catalyst in the development of Edgewater."

Also nearby are Christus St. John Hospital, affiliated with The University of Texas M.D. Anderson Cancer Center; Clear Lake Regional Medical Center, affiliated with Hospital Corporation of America; and a future site of The University of Texas Medical Branch (UTMB).

"Just minutes from Interstate 45 and some of the Bay Area's major employers, Edgewater offers a premier location," Douglas said. "Buyers looking for a new home will want to move quickly. We've had strong interest in the development and this is a community with only a limited number of available homesites."

Edgewater is a 538-acre, mixed-use destination redevelopment project. The community will be home to more than 2,600 residents and will have retail, 35 acres (previous release said 31) of public park lands, wetlands and more than $32 million in capital improvements. A marina within the development will serve as a gateway to the Gulf of Mexico. Built on a canal, the marina has protected waterway access to the Gulf via Galveston Bay and Clear Creek. Given its blue-water access, the marina will be equipped to accommodate boats as large as 50 feet.

Coventry Homes and Newmark Homes are now open in the community, where they are building on 60 foot and 70 foot homesites with prices from the $270,000s. In later development, semi-custom and custom homes will be available, with buyers enjoying something a bit different — a custom home island where owners with water access can house their boats along one of the adjacent canals.

Future plans also call for 11 acres of townhomes.

A grand entrance with a bell tower monument and surrounding pools and fountains welcome visitors to Edgewater, with commercial acreage just beyond the entrance. A 414-unit apartment complex, Villas at Edgewater, also is near the community entrance. Open now and catering to the many professionals that work nearby, the upscale complex is a project of Atlanta-based Davis Development.

Edgewater is a development of The Johnson Development Corp. and Cherokee Investment Partners. The City of Webster and the developers received the 2006 International Economic Development Council's Public-Private Partnership Award for the Edgewater project.
